I provide reliable property maintenance for landlords and letting agents across Norwich, from New Catton and the Castle Quarter area in the city centre to student accommodation near the University of East Anglia. From small tenant-reported repairs to end-of-tenancy jobs, I help keep properties safe, presentable and ready to let.
Rental issues are easier and usually cheaper to deal with early. I aim to respond promptly, carry out the work properly, and keep you updated so you are not left chasing for answers.

Case Study: Vandalised Fire Door Glass Replacement, Great Yarmouth
Completed: August 2026
Called out to a landlord’s building at Bath Hill Terrace, Great Yarmouth after the wired glass panel in an internal fire door had been smashed — vandalism had left the pane cracked right across, held together only by the wire mesh inside it, and no longer offering the fire protection the door is designed to give.
Fire doors need Georgian wired glass by law, so this wasn’t a straightforward pane swap — it had to be a like-for-like replacement to keep the door compliant. I removed the shattered glass safely, cleaned the frame back and checked the rebate was sound, then fitted new wired glass and made sure the door still closed and sealed properly.
Job done in one visit, with the door back in full working order and meeting fire safety regulations — a fast turnaround so the building wasn’t left without a compliant fire door for long.
End of Tenancy & Void Period Repairs
Between lets is when small issues surface — scuffed walls, worn fixtures, general wear that needs sorting. I handle the turnaround work needed to get a property viewing-ready and re-let quickly, minimising void time.
Turnaround Tasks
- Touch-up decorating and mark removal
- Repairing tenant damage before re-letting
- Shed and fence panel repairs
- Getting the property photo-ready for new listings
Outdoor Maintenance
For fence repairs, shed work and lawn mowing at a rental property, see my lawn mowing & garden maintenance service. I also sort smaller outdoor fixes between tenancies, like a loose gate latch or a wobbly step.
